CONTRACT IN 5 DAYS
After multiple attempts to sell by the owner over three years, once we staged this home the owners had an accepted contract 5 days after our staging service.
Upon entering, one challenge was an unused sitting area off the main entry seemed like wasted space in this lingering listing. The adjoining living room in this 3,606 square foot home had vaulted ceilings, yet the small living room's awkward layout gave just enough room for a small sofa and a couple of chairs. The fireplace looked dated and oddly placed rugs on top of the wall-to-wall carpeting covered outlets on the floor.
Many distinct homes selling in the area had hardwood floors; I advised the homeowner to add hardwood to make their home stand out among the competition and unify the space and multiple floorings seen from the living area. Two chairs initially positioned between the rooms with their backs to the front door stopped-flow and created a smaller looking living room.
We united the small sitting area at the entry with the small living room to create one larger living area. The addition of hardwood floors expands and updates the space. The mantle received an update by removing a short mirror, and the look lifted with fresh greenery and better-scaled mantle decor. Glass tables were borrowed from a family member to add function and lightness. And we removed the surrounding entertainment center leaving only the TV and base unit to modernize the home further.
The addition of hardwood flooring and rearranging current furniture helped incorporate this room into the home instead of it feeling out of place. We converted the “convertible” bookshelves into an entry table and added in 2 coordinating chairs from another room along with new artwork for an impressive first impression.
We aim for keeping bedrooms as bedrooms when staging. This spacious 4 BR home already had 2 other areas with desks in them. We kept the desk in this bedroom since it was the homeowners working office, however we took the focus off the desk and added a bed they had stored. Then reconfigured the bookshelves to add balance.
The challenge in the kitchen was to unify the different colors of all the appliances and decide which older appliances to update - just off camera, the black refrigerator was the only newer appliance. I advised my homeowners the leave the functioning black dishwasher and new fridge and replace the older double ovens and microwave with a combo of black and stainless to help tie everything together - this was when stainless was REALLY popular and we wanted to add it here. The double ovens and microwave were at eye level and more prominent in the space. The winning result gained a contract in 5 days of staging!
